《藍籌業績》新地(00016.HK)半年基礎溢利按年跌5.9%至89.06億元 中期息降至95仙

新鴻基地產(00016.HK)公佈截至去年12月底止中期業績,營業額275.42億元,按年升0.4%。純利91.45億元,按年升8.7%;每股盈利3.16元。派中期息95仙,與上年同期派息1.25元相比,按年減少24%。 期內,在撇除投資物業公平值變動的影響後,基礎溢利爲89.06億元,按年跌5.9%。每股基礎盈利3.07元,上年同期爲3.27元。 集團來自物業銷售的溢利爲20.4億元,按年跌39.4%。按所佔權益計算,期內合約銷售總額約129億元。總租金收入按年升4%至124.54億元,淨租金收入升5%至93.26億元。 截至去年12月底,集團在港土地儲備約5,880萬方尺,當中約3,660萬方尺爲多元化的已落成物業,絕大部分用作出租及長線投資,爲集團帶來可觀的經常性收入。餘下約1,530萬方尺爲可供出售的發展中住宅,預計於未來六至七年分批落成,其中約210萬方尺已預售。此外,截至去年12月底,集團未入賬的合約銷售額達328億元,料當中約224億元將於本財年下半年確認入賬。 新地主席兼董事總經理郭炳聯展望,面對環球局勢複雜多變,香港經濟正受下行風險所影響。外圍環境充滿挑戰,加上融資成本高企,短期內將繼續影響投資氣氛。然而,近日內地個人遊計劃擴大及政府推出連串措施,應可進一步提振訪港旅遊業和本地消費意欲。政策進一步放寬、租金持續上升、息率有望下調,以及更多專業人士和優秀的學生移居香港等多項因素亦會利好本港的物業市場。儘管市場出現短期波動,但集團繼續對香港和樓市的長遠前景充滿信心。
