「美聯樓價指數」最新報134.6點,按周升0.25%,連跌27星期後暫見回穩。不過,比起四星期前仍跌0.83%,而2024年迄今跌2.15%,比起歷史高位依然下挫約24%。 若按三區劃分,雖然三區樓價按周全線回穩,但年內仍錄不同程度的跌幅。「美聯港島樓價指數」最新報143.55點,按周微升0.06%,但較四星期前仍跌1.93%,而年內迄今該區樓價依然下跌3.27%;「美聯九龍樓價指數」最新報138.57點,按周則升0.46%,惟較四星期前跌0.48%,本年迄今該區樓價仍錄0.7%跌幅;「美聯新界樓價指數」最新報123.25點,按周升0.15%,但比起四星期前跌0.74%,本年迄今樓價跌2.95%。 「美聯信心指數」最新報56.1點,按周升3.7%,惟比起年內高位仍低約4.4%。美聯物業首席分析師劉嘉輝指出,新一份財案公佈在即,市場憧憬有望進一步減辣,甚至撤辣。業主觀望,減價盤減少令信心指數上升。 根據美聯物業網站的減價盤比率反映,全港3區之中,新界區減價盤比率爲3區最高;若以細區劃分,減價盤比率最多的三個區份分別是荃灣、九龍灣、四小龍/荔枝角。 若以單位面積劃分,減價盤比率最多的是實用面積介乎約431至約752平方尺的B類單位;其次是實用面積約430平方尺或以下的A類單位;緊隨其後的是實用面積約753至約1,075平方尺的C類單位。
