《內地樓市》國統局:上月商品住宅銷售價格按月跌幅收窄 按年售價續跌
國家統計局城市司統計師王中華解讀2024年1月份商品住宅銷售價格變動情況統計數據時表示,70個大中城市中商品住宅銷售價格按月下降城市個數減少,商品住宅銷售價格按月降幅整體收窄,按年整體延續降勢。
1月份,70個大中城市中,新建商品住宅和二手住宅銷售價格按月下降城市分別有56個和68個,比上月分別減少6個和2個。新建商品住宅和二手住宅銷售價格按年下降城市分別有53個和70個,比上月分別增加5個和1個。
期內,一線城市新建商品住宅銷售價格按月下降0.3%,降幅比上月收窄0.1個百分點。其中,北京、廣州和深圳分別下降0.1%、0.8%和0.7%,上海上漲0.4%。二線城市新建商品住宅銷售價格按月下降0.4%,降幅與上月相同。三線城市新建商品住宅銷售價格按月下降0.4%,降幅比上月收窄0.1個百分點。
二手住宅銷售價格方面,一線城市銷售價格按月下降1%,降幅比上月收窄0.1個百分點,其中北京、上海、廣州和深圳分別下降0.7%、0.8%、1.2%和1.6%。二、三線城市二手住宅銷售價格按月分別下降0.6%和0.7%,降幅比上月分別收窄0.2和0.1個百分點。
按年計,1月一線城市新建商品住宅銷售價格下降0.5%,降幅比上月擴大0.4個百分點。其中,北京和上海分別上漲1.3%和4.2%,廣州和深圳分別下降3.6%和4.1%。二線城市新建商品住宅銷售價格由上月上漲0.1%轉為下降0.4%。三線城市新建商品住宅銷售價格下降2.1%,降幅比上月擴大0.3個百分點。
二手住宅銷售價格方面,1月一線城市銷售價格按年下降4.9%,降幅比上月擴大1.4個百分點,其中北京、上海、廣州和深圳分別下降3.7%、4.5%、6.1%和5.2%。二、三線城市二手住宅銷售價格按年分別下降4.4%和4.5%,降幅比上月分別擴大0.4和0.3個百分點。
