希慎興業(00014.HK)年度營業額跌7.2%至32.1億港元 第二次中期股息每股81港仙

格隆匯2月22日丨希慎興業(00014.HK)公佈,截至2023年12月31日止年度,公司營業額為32.10億港元,同比減少7.2%;經常性基本溢利為18.32億港元,同比減少11.2%;年度公司擁有人應占虧損為8.72億港元,虧損同比收窄24.6%,主要由於27.63億港元非現金性的投資物業的公平值減少所致。基本每股虧損為85港仙。董事會宣佈派發本年度第二次中期股息每股81港仙。

希慎在香港的投資物業組合總樓面面積合計約4.5百萬平方尺,涵蓋寫字樓、商舖及住宅三大類。於2023年12月31日,在集團的投資物業組合中,按總樓面面積計算,約55%為寫字樓物業,而約30%則為商舖物業。這些寫字樓及商舖物業均位於銅鑼灣利園區。集團投資物業組合中另有約15%的樓面面積為住宅,主要是位於香港半山區的竹林苑公寓。

報吿期內,集團寫字樓業務組合的營業額下跌6.7%至14.72億港元,其中包括按營業額收取的租金500萬港元。希慎利園區組合的續約、租金檢討及新出租物業的平均租金水平仍然向下。於2023年12月31日的出租率為89%(2022年:90%)。

集團商舖業務組合的營業額減少6.7%至15.33億港元,其中包括按營業額收取的租金1.54億港元。商舖業務組合於2023年12月31日的出租率保持穩健為97%。2023年的續約、租金檢討及新出租物業的租金水平基本維持上升趨勢。

2023年,各種輸入人才計劃吸引大量年輕專才和畢業生來港,刺激物業住宅需求上升,對香港的中細價住宅租賃市場產生了正面影響。然而,高端住宅租賃市場繼續面對挑戰,表現依然疲弱。儘管有零星的大宗租務交易,但由於外籍人士需求不振,整體租賃需求(尤其是樓齡較舊的住宅)仍然低迷。因此,希慎住宅租賃業務組合的營業額下跌14.2%至2.05億港元。於2023年12月31日,出租率為60%。
