《本地樓市》世邦魏理仕料元朗創新園附近工業地可於本季售出 今年寫字樓價值再或跌10%至15%
就香港賣地計劃回顧及展望,世邦魏理仕香港估值及諮詢服務部資深董事梁顯政表示,住宅用地方面,由於樓價未見底,加上高息環境、發展商貨尾單位較多,預計發展商在投標相關土地時沒那麼進取。在未推出的土地中,他預計,若果政府願意降低底價,啟德第4B5區和屯門第48區青山公路掃管笏段的土地或能成功推出市場。
工業用地方面,在北部都會區發展推動下,將會涉及從棕地大規模遷移到專門建造的工業空間的經濟活動。政府計劃在今年第一季出售一幅位於元朗創新園附近的工業用地,興建多層現代產業大樓推動產業發展。他預計這幅土地有機會成功出售,並能為房地產市場注入一劑強心劑。
在商業用地方面,由於高空置率,世邦魏理仕香港預計在今年寫字樓價值將下跌10%至15%,而發展商在投標商業用地時將會較謹慎。即將落成或新落成的寫字樓物業之預租率及租金,將會是政府決定會否出售商業用地的重要指標。
