中指院:內地百大房企1月銷售按年跌33.3% 按月跌47.7%
據中國指數研究院統計數據顯示,內地首百大房企1月銷售額2,815.3億元人民幣(下同),按年跌33.3%,較去年同期跌幅擴大1.6個百分點,按月跌47.7%。
銷售額逾百億元內房有七間,按年減少六間。銷量排名首五位包括保利發展(600048.HK)、萬科(02022.HK)(000002.SZ)、招商蛇口(601979.SH)、綠城中國(03900.HK)及華潤置地(01109.HK)。
中指院分析,1月份樓市進入傳統淡季,百大城市新樓成交面積按月跌約33%,在低基數下按年仍跌約13%,反映市場情緒繼續偏弱。不過,在各地政策加速落地,春節假期後市場或有所回升。近期廣州、蘇州及上海先後優化放鬆限購政策,整體優化力度較大,政策放鬆的信號意義亦較為明顯。短期來看,北京及深圳優化樓市政策的預期進一步強化。伴隨著更多城市優化樓市政策,疊加融資協調機制的落地見效,房地產市場預期有望逐漸修復,部分城市可能在春節假期後出現「小陽春」。
