恆隆地產(00101.HK)公布截至去年12月底止全年業績,營業額103.16億元,按年跌0.3%。純利按年升3.5%至39.7億元;每股盈利0.88元。派末期息0.6元,按年持平。連同中期息每股0.18元,全年派息0.78元,按年持平。 期內,基本純利41.37億元,按年跌1.5%;每股基本盈利亦相應跌至0.92元。 此外,公司去年物業租賃收入上升3%至103.16億元,整體營業溢利亦升2%至73.89億元。內地物業組合的租賃收入按人民幣計值上升8%;按港幣計值,計及人民幣兌港幣較去年貶值的影響後,則上升3%。公司的香港物業組合錄得2%的租賃收入增長。 截至去年12月底止,皓日(The Aperture)自2021年起以11.08億元售出合共126個住宅單位。有關收入預計於今年上半年完成銷售交易後入賬。 公司展望,今年業務所在的市場仍然充滿變數和挑戰,內地地緣政治風險持續,導致經濟增長放緩及人民幣前景看淡,而香港則努力重整國際競爭力和吸引力,因此公司對來年維持審慎態度。同時,外圍高息環境預料仍會維持一段時間。面對不利因素,公司將發揮旗下業務的獨特定位和利用會員平台,加強與租戶之間的連繫及維持收入增長。 香港方面,公司指由於整體租賃市場自2018年起持續受壓,全面復甦需時,預期今年的市況依然嚴峻。
