《大行報告》瑞銀:廣州放寬120平方米以上單位限購正面 惟料對內房股價影響有限
瑞銀發表報告指出,廣州放寬120平方米以上單位限購,是首個一線城市宣布放寬同類型單位限購,隨著住建部最近表態指各地房地產可自主調控,相信其他一線城市或作效仿。加上放寬的單位為較大戶型,如高端物業,估計對一般市民影響較小。
該行提及,於昨日(28日)與廣州中原地產溝通,發現售樓中心人流量略有增加,但成交仍基本偏淡。該行注意到先前放寬按揭貸款或購屋限制往往會導致持續約四周的復甦,但幅度和持續時間均有所收窄。就股價而言,儘管政策寬鬆正面,但該行預期對內房股價影響有限。
