《本地樓市》美聯租金走勢圖去年升約6.8% 創六年最大升幅
美聯物業首席分析師劉嘉輝指,回顧2023年美聯「租金走勢圖」表現,租金自2月私人住宅呎租開始上升,連升十個月,至12月份終按月輕微回落約0.1%,全年上升約6.8%,創六年來最大升幅。
美聯「租金走勢圖」去年12月以實用面積計算的私人住宅平均呎租報約35.82元,呎租按月輕微回落。值得留意,雖然面對第四季租務傳統淡季,但因市場有準買家觀望後市,轉買為租,以及外來專才來港的支持下,12月租金僅錄輕微跌幅,若以第四季計算,租金按季更依然微升約0.2%,而對上一次第四季呎租同樣錄升幅已是2017年。
若以十大屋苑計算,去年各屋苑呎租悉數上升,當中8個屋苑升幅比起大市更高。十大屋苑中有3個呎租按年升逾一成,其中康怡花園年內升幅最大,12月平均呎租錄約36.3元,按年升約12%;麗港城及黃埔花園分別升約11%及約10.4%。至於太古城、新都城、映灣園、海怡半島、美孚新村去年呎租則錄介乎約7.7%至約8.4%的按年升幅;而餘下的沙田第一城及嘉湖山莊,去年呎租分別升約5.5%及約3.7%,表現未及大市。
