調查:日本連續第五年成為亞太地區跨境房地產投資首選目的地
世邦魏理仕最新發表《2024年亞太區投資者意向調查》,顯示日本連續第五年成為亞太地區跨境房地產投資目的地城市的首選,投資者一般聚焦東京、大阪和其他主要城市。
根據調查,由於投資者傾向已發展、透明及流動性強的市場,新加坡及澳洲分別排名為第二及第三位具有吸引力的投資目的地。印度則為亞太地區新興市場的首選,當中孟買和德里吸引希望在這個全球最快速發展經濟體擴大房地產投資的長線投資者。值得留意的是澳洲、新加坡及香港特別行政區的投資者展示出強烈出售意願。
世邦魏理仕全球資本市場投資以及亞太區研究部主管金緯表示,鑑於加息週期或放緩,未來6至12個月投資量回升,投資者正密切關注所需的進一步價格調整。預計下半年投資活動將加速。
展望未來,世邦魏理仕香港資本市場部執行董事兼主管甄浚岷認為,在中國內地強勁成長的推動下,香港經濟預計將於2024年復甦,而潛在減息將激發投資興趣,並創造更多投資機會。零售、酒店及住宅資產將受到投資者的青睞。
