福星股份(000926.SZ)：擬開展長期租賃住房業務
格隆匯1月8日丨福星股份(000926.SZ)公佈，公司擬開展長期租賃住房業務的事項，鑑於該事項存在重大不確定性，為保證公平信息披露，維護投資者利益，現將相關情況公吿如下：
1月5日，中國人民銀行和國家金融監督管理總局發佈《關於金融支持住房租賃市場發展的意見》(以下簡稱《意見》)(銀髮〔2024〕2號)，《意見》包括支持住房租賃供給側結構性改革，建立健全住房租賃金融支持體系，加強住房租賃信貸產品和服務模式的創新，拓寬住房租賃市場多元化投融資渠道，加強和完善住房租賃金融管理等共計17項內容。《意見》提出的措施，覆蓋了對保障性租賃住房和市場化租賃住房的全面支持，有助於促進保障性住房、城中村改造和"平急兩用"公共基礎設施"三大工程"建設，加快創造房地產領域的新賽道。
隨着"Z世代"年輕人步入社會，住房租賃市場需求由"住有所居"向"住有宜居"蝶變。福星股份牢記企業社會責任，積極踐行上市公司使命擔當，一直致力於解決新市民、青年人的居住問題。為積極響應國家關於支持加快建立多主體供給、多渠道保障、租購併舉的住房制度，培育和發展住房租賃市場等相關政策，滿足公司未來業務發展需要，踐行"城市更新與幸福生活服務商"的發展理念，公司擬將福星惠譽·東湖城、福星惠譽·紅橋城等核心區位的首期20萬方"商業辦公用房"項目開展長期租賃住房業務。充分發揮公司多年來項目開發和物業運營的經驗，以及開發項目均位於武漢核心地段、配套完善的優勢，更好地解決新市民、青年人的居住問題，為他們提供更加温暖安心的居所。
公司將充分利用國家對長期住房租賃業務在金融信貸等方面的支持，包括但不限於"住房租賃開發建設貸款、住房租賃團體購房貸款、住房租賃經營性貸款、住房租賃企業債券、房地產投資信託基金等，具體實施方案尚處於策劃過程中，後續需要履行必要的內外部相關決策、審批程序。公司將根據長期租賃住房業務的進展情況，嚴格按照有關法律法規的規定和要求，認真履行披露義務，及時做好信息披露工作。敬請廣大投資者理性投資，注意投資風險。
