《本地樓市》上周末十大屋苑成交量按周增加 代理行籲政府預算案撤辣
上周末本港未有全新樓盤推售,二手表現回勇,據地產代理行統計,十大屋苑成交量均按周上升。
會德豐旗下啟德MONACO ONE於上周日錄得一宗成交,單位屬兩房梗廚,面積為464平方呎,成交價1,105.7萬元,呎價23,830元。集團指,自上月初推出「置優越1088付款計劃」,已錄得共32宗成交。
中洲置業火炭星凱-堤岸上周末共沽出四伙,合共套現6,275.4萬元。項目9月重推以來沽出53伙,套現逾6.3億元。樓盤開售至今累售928伙,合共套現逾96億元,平均呎價20,375元。
二手方面,中原地產十大屋苑12月錄得135宗成交,按月回升9.8%。全年計,中原地產十大屋苑2023年合共錄得1,886宗成交,按年跌17.6%,創2006年有紀錄以來歷史新低;樓價幾乎全線下挫,僅得康怡花園及海怡半島不跌反升。至於過去周末成交量,中原地產十大屋苑錄得14宗成交,按周上升16.7%,創35周新高,交投造好,三天新年長假共錄16宗成交。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,十大屋苑周末交投連升3周,近2周均錄得雙位數交投量,反映二手交投有復甦跡象,買家陸續落實入市決定,若政府進一步推出刺激經濟措施如減辣,相信會「事半功倍」,加快復甦進度。
據美聯物業分行統計,剛過去2023年最後一個周末2天,十大屋苑錄得約17宗買賣,按周上升約41.7%,並創出去年3月首周末後約43個周末新高,而計及2024年1月1日的元旦日,長周末三天則錄得約18宗買賣,惟該批屋苑成交量與去年2023年元旦長周末的三天約29宗比較,仍有約38%跌幅。至於15大屋苑於剛過去的周六日錄得約18宗,而計及元旦的三天長周末則錄得約20宗買賣。
美聯物業住宅部行政總裁(港澳)布少明表示,元旦周末市場未有全新大盤推售,成交亦以餘貨盤為主,故市場焦點重投二手,而且市場正預期今年美國將會減息,對樓市有利,不少買家趁目前樓價已調整,故在剛過去的長周末加快入市筍盤。另外,由於市場累積不少餘貨新盤,故預期發展商仍會積極推盤,二手市場交投及樓價將仍然受壓。此外,目前不少樓市「辣招」已不合時宜,窒礙樓市健康發展,亦令政府收入受影響,故呼籲政府趁2月《財政預算案》公佈,把握撤辣良機。
綜合利嘉閣地產分行網絡數據,過去周末十大屋苑錄13宗二手成交,按周增加2宗或18.2%;至於元旦長假期則維持錄得13宗成交。
港置指,十大屋苑過去周末兩日(2023年12月30至31日)錄得15宗成交,與對上周末8宗比較,按周續升約88%,連升4周,並創去年2月底後約45周新高。若計三天長周末,十大屋苑共錄得約17宗買賣。
