首程控股(00697.HK)：在管基金獲取首鋼冬奧廣場20年經營權
格隆匯1月2日丨首程控股(00697.HK)發佈公吿，近日公司的全資附屬公司首程融石(北京)基金管理有限公司(“首程融石”)作為基金管理人管理的北京首鋼產業轉型基金有限公司(“首鋼轉型基金”)，通過其附屬公司與首鋼集團有限公司(“首鋼集團”)簽訂《租賃合同》，獲得新首鋼高端產業綜合服務區(“首鋼園區”)內西十冬奧廣場、北七筒等樓宇(“首鋼冬奧廣場”)20年租賃經營權。
首鋼轉型基金於2018年由首鋼集團與首程融石共同設立，認繳規模為人民幣100億元。首鋼轉型基金積極貫徹北京市委市政府、首鋼集團指導方針，以建設綠色轉型升級示範區、京西高端產業創新高地和後工業文化體育創意基地為定位，通過“基金+產業+基地”的運營模式，緊密對接北京最新城市規劃與治理理念，致力於把首鋼園區打造成為奧林匹克推動城市發展和老工業區復興的典型案例。
首鋼冬奧廣場位於首鋼園區西北角，曾經作為2022北京冬奧組委的辦公區。周邊交通便捷，多條路網交通和地鐵軌道可快速抵達北京傳統核心區域。首鋼冬奧廣場共有單體可出租建築11棟，從2,600平米到22,000平米不等，承載業態包含企業獨棟、會議樓、展示中心、員工餐廳、商業街區等，另有停車樓和能源樓為配套服務設施。未來首鋼冬奧廣場將進行提升改造以及精益運營，在多元的工業建築場景基礎上充分發掘廣場的冬奧元素，以擴大項目的品牌效應與知名度。
本次首鋼轉型基金獲取首鋼冬奧廣場20年租賃經營權，後續將進一步加大集團在該區域的項目密度與運營規模，並加強不同項目之間的協同效應。目前集團在首鋼園區內在建及運營多個優質商業不動產項目。其中，六工匯項目，位於首鋼園區北區核心位置，由6幅互通的地塊組成，包括11棟獨棟產業、11棟獨棟旗艦商業和一座購物廣場，已進入運營期，並發展成為北京西部區域消費新地標，榮膺“低碳創新”特色產業園、“專精特新”服務站等榮譽稱號；融石廣場，位於首鋼園區北區東側，毗鄰北辛安路，由五棟建築圍合式設計而成，目前處於建設期，是北京市人才工作領導小組批准的首批四個國際人才社區試點之一，作為北京市落實“雙循環”戰略決策的具體舉措點之一，將打造成為國際高端人才宜居宜業的聚集平台和城市新生活體驗中心；首程時代中心，位於首鋼園東南區，地處北京市西長安街及五環路交匯處，共有19座高品質總部樓宇，目前處於建設期，是北京城六區內、長安街延線新建的大規模商務園區，創新的產業生態服務體系，將為企業全面提供增值服務，賦能區域企業發展。
