中原經理人指數CSI(住宅售價)最新報36.86點,較上周的36.21點上升0.65點。中原地產研究部高級聯席董事楊明儀指,數字反映美國聯儲局及本港銀行維持利率不變後首周,CSI連續四周企穩36點水平。市場憧憬息口見頂及預期明年減息,CSI連升兩周共0.73點。不過,市建局九龍城盛德街/馬頭涌道發展項目,信置(00083.HK)夥拍鷹君(00041.HK)及招商局置地(00978.HK)低價投得,加上二手市場持續受新盤YOHO WEST影響之下,CSI仍處於45點以下睇淡區區間,預示樓價下調趨勢不變。昨日公布「新資本投資者入境計劃」,本地中高價私人住宅,中低價工商舖物業及車位可望受惠,未來CSI走勢值得關注。
CSI(住宅租金)報44.91點,按周升0.02點。CSI(住宅租金)持續在45點好淡分界區窄幅爭持,預告租金變化不大,繼續於本年旺季高位水平企穩。
商舖方面,CSI(商鋪售價)報36.45點,按周升2.34點。CSI(商舖租金)報38.21點,按周升2.56點。油麻地廟街夜繽紛由上周五起開始設美食攤檔,以及臨近聖誕不少商場推出各類慶祝活動,租售指數今周反彈。惟商舖租售指數連續4周低於40點好淡分界區間下限以下,預示買賣及租務市況仍有調整跡象。
工廈方面,CSI(工廈售價)報39.29點,按周升3.64點。CSI(工廈租金)報40.5點,按周升3.23點。租售指數分別連續十八周及連續二十周於40點上下反覆,預示工廈買賣及租務市況走勢仍然疲弱,售價及租金或有機會調整。
寫字樓方面,CSI(寫字樓售價)報33點,按周升1.63點。CSI(寫字樓租金)報34點,按周升2.63點。寫字樓租售指數連續22周於30點水平反覆徘徊,預示寫字樓買賣及租務市況持續向下調整。
