《本地樓市》土地共享先導計劃增三宗申請獲原則性同意 共涉8,100夥住宅
發展局今日(19日)公佈多三宗土地共享先導計劃申請獲政府原則性同意,以展開下階段的詳細設計和技術評估。該三宗申請分別在大埔及葵青區,擬提供共約8,100個房屋單位,包括約6,100個公營房屋單位。
由南豐發展子公司金鹿置業提交,位於大埔露輝路及汀角路地皮,擬議由現時「綠化地帶」及「道路」改劃作住宅和輔助設施用途。擬議計劃下新增的住用總樓面面積約爲7.7萬平方米,當中70%將撥作公營房屋或「首置」用途,餘下30%撥作私人住宅發展。撥作公營房屋或「首置」的5.4萬平方米總樓面面積,連同申請人建議併入更多政府土地所產生約1.1萬平方米住用總樓面面積,預計提供約1,200個公營房屋或「首置」單位;撥作私人住宅發展的總樓面面積預計提供約500個私營房屋單位。
母公司爲會德豐地產的亞光發展、Clover Success Limited及Gettenwood Company Limited擬將大埔林村田禾路及社山路以南地皮由現時「農業」地帶改劃作住宅和輔助設施用途。計劃下新增的住用總樓面面積約爲20.6萬平方米,當中70%將撥作公營房屋或「首置」用途,連同建議併入更多政府土地及政府收回土地所產生約7.9萬平方米住用總樓面面積,料提供4,100個單位,而餘下30%將撥作私人住宅發展,預計提供約1,200個私營房屋單位。
華信地產財務(00252.HK)旗下天運豐香港申請將葵涌梨木道用地由現時「其他指定用途」註明「具歷史和建築價值的建築物保存作社會福利設施用途」及「休憩用地」改劃作住宅和輔助設施用途。擬議計劃下新增的住用總樓面面積約爲5萬平方米,當中7成將撥作公營房屋或「首置」用途,連同申請人建議併入更多政府土地所產生約1.1萬平方米住用總樓面面積,預計提供約800個單位;而撥作私人住宅發展的總樓面面積預計提供約300個私營房屋單位。
經初步評估,當局現階段認爲三宗申請未有可克服的技術問題,而項目所需的基礎設施工程與項目的建屋規模相稱。此外,三宗申請所納入的政府土地面積恰當,除增加公營房屋單位數目外,更有助完善發展佈局,從而提升土地使用效率。在獲得原則性同意後,申請人下階段會進行詳細技術評估,敲定發展參數,並確認發展計劃在交通、環境、基建等方面均無不可接受的影響,預計最早於明年進行所需的法定及行政程序,相關工程亦會於其後開展。
