《大行報告》花旗料每間內銀均有自身內房貸款白名單 關鍵仍是銷售 但無持續性復甦
花旗發表報告指,日前人民銀行聯同多個部門,提出加大金融措施,支持民營經濟,對於內房而言,資金仍然是主要關鍵,最重要是銷售復甦,政策達到市場為本目的,維持原先的意見,認為各銀行應擁有自己的「白名單」,在進行篩選時,需要達到「三個不低於」準則,但銀行亦需各自承擔風險。該行認為,若果樓市銷售沒有持續改善,財政支持對於有需要的房企而言,只有微小幫助。
該行預期內房行業表現波動,偏好能夠受惠資產負債表溫和擴張、擁有充足土地儲備及市場份額的股份,行業估值相當於今年預測市盈率5倍、資產淨值折讓66%、股息回報5.8%,屬吸引水平,但仍然關注銷售表現,首選華潤置地(01109.HK)、貝殼(02423.HK)及越秀(00123.HK)。
