據報北部都會區六地補地價涉130億元
《星島日報》引述消息報道,地政總署新近以「一口氣」方式批出古洞北及粉嶺北6幅地補地價,每呎樓面補價約2,600元,低於標準金額近三成,以可建總樓面逾520萬方呎計,涉及補地價金額約130億元。據悉,有關發展商仍在考慮當中,若最終未能達成協議,政府將在今年底死線過後進場收地。
發展局局長甯漢豪早前透露,古洞北及粉嶺北部分土地正在商討補地價,截止日期為下月31日,若最終未能達成協議,政府不會延期,並會進場收地。業界認為,發展商採納機會很大。
古洞北及粉嶺北過去接獲逾10宗換地申請,符合條件有7宗,除新世界(00017.HK)位於粉嶺馬適路項目接受政府標準補地價外,其餘6幅地皮正在商討補地價,合共可以提供約9,000伙私人住宅單位。恆地(00012.HK)及長實(01113.HK)於區內各佔3幅及2幅地皮,而泛海(00129.HK)及資本策略(00497.HK)持有古洞北第15區地皮。
