戴德梁行:尖沙咀蟬聯亞太區最昂貴購物地段 每年呎租1,493美元
戴德梁行發表報告指,尖沙咀位列全球第三最昂貴購物地段,美國紐約第五大道和意大利米蘭蒙特拿破崙大街分別排名全球第一和第二。當中,尖沙咀繼續蟬聯亞太區最昂貴購物地段,以每年每平方呎租金1,493美元位居亞太區第一,銅鑼灣以每年每平方呎1,374美元緊隨其後。另外,英國倫敦的新邦德街全球排名第四,法國巴黎香榭麗舍大道全球排名第五。
戴德梁行執行董事及香港商舖代理及管理服務主管林應威指,儘管受到全球經濟增長放緩的影響,香港一線街舖的復甦仍富有韌性,疫情期間的低基數使其租金具增長空間,令香港在今年亞太區零售大街排名前十名中佔有三個席位。迄今,零售市場格局發生了顯著變化,消費者愈來愈重視娛樂零售、健康元素和體驗式消費的概念,這些都將有助零售業推動舖面升級及驅動租金重拾升軌。
戴德梁行亞太區國際研究主管、報告作者Dominic Brown表示,疫情後,全球零售業持續呈現恢復勢態,不過隨著各國央行因應當前的通脹週期而調高利率,零售市道正面臨新一波的挑戰。就此,除了經濟增長預測被調低之外,市場亦見消費者減少了相應的個人開支。
報告指出,全球租金平均按年上漲4.8%,而亞太區增長最為強勁,錄得5.3%按年升幅,美洲和歐洲則分別升5.2%和4.2%,儘管租金增長相對強勁,但租金普遍不及高峰水平。縱觀全球,55%的零售市場租金仍低於疫情前水平。
