市建局九龍城盛德街/馬頭涌道項目接獲至少6份標書 涉新世界、會德豐及信置等
市建局九龍城盛德街/馬頭涌道發展項目今日(16日)中午截標,按現場所見,至少收6份,包括新世界(00017.HK)、會德豐、信置(00083.HK)、嘉華國際(00173.HK)。 嘉華香港地產發展及租務總監尹紫薇表示,項目屬市建局地皮及鄰近地鐵站,又指出價視乎市況,相信樓價後市會平衡發展。 會德豐地產物業發展高級經理何偉錦表示,今次有意入標主要是項目位處市區及鄰近港鐵站,形容出價「計自己數」,並對樓市持審慎樂觀的看法。 新世界(物業)總經理盧子豪表示,該地皮擁有約41萬呎的發展空間,加上位於市區,認為具有一定的吸引力,並在將不同因素包括馬頭圍村公屋重建等反映於出價上。 對於近期新盤淡靜,他表示要從長線來看發展情況,加上地皮亦有數年的發展空間,相信短期的不利消息會逐步消散;至於後市走勢,他相信美國加息應該有機會見頂,加上《施政報告》提出的措施有利樓市發展,而人才措施亦對樓市長遠需求有一定支持。 市建局早前邀請32間發展商及財團入標競投合作,亦是公務員建屋合作社樓宇的重建試點之一。 該項目地盤面積逾4.61萬平方呎,可發展的總樓面面積上限逾41.44萬平方呎,預計可提供約640個住宅單位。 綜合市場資訊,該地皮估值約24.1億至29.04億元,每呎樓面地價約5,808元至7,000元。
