《大行報告》大摩:潛在新措施可能更有效促進內地大城市房屋銷售和穩定樓價
摩根士丹利發表報告指,據報中國計劃爲全國城中村改造和保障性住房項目提供至少1萬億元人民幣的低成本融資。
該行表示,以上潛在的新措施符合預期。與現有的寬鬆政策相比,考慮到宏觀經濟整體疲弱及買樓人士看淡住屋前景,該行認爲政策短期內更有效促進大城市房房銷售和穩定樓價。然而,考慮到大多數城中村所在的一二線城市的搬遷成本較高,這個融資規模或只夠啓動相對較小的重建規模。
該行預計,在高線城市擁有大量土地儲備的開發商,如華潤置地(01109.HK)、中國海外發展(00688.HK)及龍湖(00960.HK)和擁有豐富再開發儲備的開發商,如萬科(02202.HK)和合景泰富(01813.HK),均是政策主要的潛在受惠者。
