《藍籌業績》領展(00823.HK)中期每基金單位分派130.08港仙 按年跌16.4%
領展房產基金(00823.HK)公布截至今年9月底止中期業績,可分派總額達33.33億元,按年增長1.7%。由於「五供一」供股擴大基金單位基數,期內每基金單位分派為130.08港仙,較上年同期派155.51仙減少16.4%;若以供股後相同的基金單位基數計算則每基金單位分派增加0.4%。
期內收益及物業收入淨額分別按年增長11.3%及10.4%,達到67.25億及50.63億元,主要來自新收購新加坡資產的貢獻及香港市場的穩健表現所支持。
於9月底,領展的投資物業組合估值為2,290.94億元,較今年3月底的2,374.69億元下降3.5%,主要歸因於收入資本化率擴大反映市場利率上升、市況不明朗因素增加及外幣貶值等因素。
香港物業組合方面,零售物業組合中期收益總額及物業收入淨額分別按年增加2.4%及1%,續租租金調整率達到8.7%,商戶每平方呎銷售額增長3.1%,整體租金對銷售額比例回復至12.4%。停車場及相關業務收益則按年增長5.2%。
受外匯影響,中國內地物業組合收益及物業收入淨額以港元計算分別按年下降6%及3%,若以人民幣計算物業收入淨額則上升2.5%。而國際資產組合的收益及物業收入淨額分別增長206.4%及236.9%。
領展表示,今年3月完成供股後資本基礎顯著增強,預期於明年底前沒有再融資需求,而隨著物業市場繼續重新定價,未來會謹慎及有耐性地作出資本部署。
