第一太平戴維斯料明年本港寫字樓租金最多跌5%
第一太平戴維斯發表報告指出,本港寫字樓租賃市場面臨著可能加速下滑的不利因素。由於市場需求的萎縮,第三季香港甲級寫字樓租金下跌2%。但空置率亦下跌0.4%。導致空置率下降的因素之一是位於九龍灣的九龍國際展貿中心即將重建,令租戶尋求其他辦公空間,從而產生搬遷需求。例如香港寬頻和醫院管理局等租戶已搬遷至同一區內。
報告提及,市場繼續以節省成本為目標,九龍倉(00004.HK)、希慎(00014.HK)、花園道3號和恆隆(00010.HK)等業主提供靈活的租賃安排及願意為2,000至4,000平方呎的寫字樓單位提供資本支出。此外,該些資本還可以轉讓給下一個租戶,為尋求較小辦公空間的企業提供一個極具吸引力的選擇。另外,一些業主還會協助進行翻新工程,而相關費用亦會反映在租金之中,通常每平方呎增加8至10元。
儘管整體需求下降,但某些行業在香港寫字樓租賃市場表現出韌性。量化交易公司即使在充滿挑戰的市場條件下也能創造利潤。該些公司不受地域限制,所以可以在不同市場繼續進行交易。此外,與其他零售行業相比,手錶和藝術品等高檔零售行業一 直保持穩定。該些行業的需求支持寫字樓租賃市場。
第一太平戴維斯香港副董事總經理及商業樓宇租務部主管劉偉基指出,香港寫字樓租賃市場面臨著各種挑戰,包括高息、地緣政治緊張局勢以及國內企業的財務壓力等。有關因素可能加速寫字樓租金的下跌,並導致在未來一兩年內提前觸底反彈,因此預計明年香港的寫字樓租金將在0%至-5%的範圍內波動。
