新地(00016.HK)旗下元朗下高埔村住宅項目早前完成補地價,近日向城規會申請放寬地積比率及建築物高度限制,計劃發展615個住宅單位,伙數較2020年獲批方案增加約一成。 申請地點位處元朗錦田下高埔村丈量約份第103約地段第1071號,毗鄰同系的爾巒。申請人最新申請將用地的地積比率由1.2倍增約兩成至1.43倍,並將用地的建築物高度限制增至最高65.93米(主水平基準上),以興建3幢17層高住宅,住宅樓面約25.08萬平方呎。同時提供兩幢樓高1層的會所,涉及面積約1.25萬平方呎。 申請人表示,為配合政府推廣建築物應用「組裝合成」建築法,有關項目將主動檢討採用有關建築法。
