格隆匯10月31日丨深圳國際(00152.HK)公吿,於2023年10月31日,公司的全資附屬公司深圳市深國際華南物流有限公司與深圳市龍華區城市更新和土地整備局、深圳市規劃和自然資源局龍華管理局及深圳市龍華區民治街道辦事處就開展集團華南物流園一期面積約53萬平方米土地整備項目簽訂了土地整備監管協議書,各方同意綜合採用安排留用土地和貨幣補償的方式實施本項目。

根據土地整備協議,華南物流公司將獲得約人民幣10.58億元的拆遷補償費。該補償費包括拆除該地塊內的建(構)築物、附着物、青苗等進行的經濟補償。本項目整備範圍內除留用土地以外的土地將分期移交給政府收儲。

與此同時,華南物流公司留用的部分土地擬按照新規劃下土地功能進行綜合開發。初步核算留用土地面積約108,749平方米,規劃容積約694,160平方米,其中配套容積約28,950平方米,權益容積約665,210平方米:包括住宅約577,610平方米(含無償移交政府住房約69,320平方米),商業、辦公、旅館業建築約87,600平方米(留用土地)。留用土地的土地出讓合同簽訂及規劃報建等相關手續將分期開展,並於簽訂協議時,確定具體情況。

華南物流園是集團在深圳最大的傳統倉儲物流園,地處深圳中軸、核心節點,具有卓越的區位優勢。政府已修改該片區規劃,新規劃下該地塊被納入“深圳北站樞紐城市功能節點”“戰略預留區”等空間範圍,併成功寫入龍華區未來十五年中長期發展的空間藍圖。訂立土地整備協議標誌着集團在華南物流園轉型升級方面取得重大突破。

“投建管轉”為集團重要的大閉環商業模式,華南物流園一期所涉地塊由原單一的物流倉儲用地變更為以數字經濟產業為主、配套高端商業和居住功能的綜合性用地並在新規劃下進行開發,即為該商業模式的具體體現。集團認為本次轉型升級預計將使土地價值得到提升,未來集團將通過留用土地分期確權及新規劃下留用土地的開發逐步實現收益。
