《本地樓市》第三季一手貨尾升穿2萬個危險水平創近廿年新高 中原料第四季再惡化
中原地產研究部高級聯席董事楊明儀指,今年第三季一手私人住宅新盤貨尾量續升至約2.05萬個,創近20年新高。在加息持續及樓價下跌打擊下,新盤銷情未如理想,拖累待售單位向上升穿二萬個危險水平。本地經濟放緩,樓市下行調整未完,發展商新盤銷售壓力增加,展望第四季貨尾量將繼續增加。一手樓市積壓的情況逐步惡化,值得警惕。
今年第三季選取332個新盤統計,單位總數12.54萬個,登記售出10.47萬個。貨尾2.05萬個,按季增加1,398個,數字是2003年第四季22,485個後的近20年高位。貨尾比重亦連升兩個季度,今年第三季錄16.3%,按季上升1.2個百分點,是創2013年第四季17.3%後的近10年新高。
按區域統計,今年第三季新界區的貨尾量明顯增多,按季增加605個,有9,086個,因爲元朗增加532個,將軍澳增加482個,這兩區大型新盤銷情欠佳,留有較多貨尾待售所致。九龍區貨尾按季增加500個,有8,826個,增幅集中於黃大仙及紅磡,分別增加428個及224個。港島區貨尾按季增加293個,有2,571個,主要爲香港仔增加382個。
今年第三季貨尾量較多的地區:黃大仙3,638個,將軍澳2,037個,元朗1,974個,觀塘1,752個,大埔1,443個。
按發展商計,今年第三季恆基旗下新盤貨尾量按季增加497個,現有3,106個。信和增加480個,有2,054個。長實增加14個,有304個。而新地則按季減少376個,有3,191個。
