第一太平戴維斯最新發表的2023年第三季香港住宅租賃市場報告指,7月和8月期間,香港住宅租賃市場非常活躍,尤其是每月租金2萬至5萬元之間的住宅詢問度極高,反映了新來港就業者的偏好和預算。頻繁的市場活動推動九龍區的豪宅租金指數按季增加4%,而香港島和新界的豪宅租金指數略微升0.9%。 新樓盤尤其是較新期數的日出康城項目及黃竹坑站上蓋,備受租戶追捧。這些地區吸引大部分收入在2萬至5萬元之間的租戶。此外,九龍站仍然受到法國和日本外籍人士的歡迎,他們的預算大多高達5萬元。 預算較高的租戶如航運業人士,包括俄羅斯和中東的外籍人士對考慮在香港設立辦事處的興趣有所增加,促進了港島區的豪宅和聯排別墅的需求,其中整體聯排別墅的租金指數按季升4.2%。此外,國泰(00293.HK)機師對服務式住宅的需求回升,他們的預算約為5萬元,首選為中半山。可是,大部分飛機師都是簽訂了短期合同,如果他們的就業狀態發生變化,便有可能轉至一般的租賃市場。服務式住宅的租金指數按季微跌0.1%。然而,灣仔、天后和上環仍然是國內人才的首選地點,他們的預算在2萬至3萬元之間。 第一太平戴維斯資深董事及香港住宅服務部主管金蔓莉指,以四季匯等地段為代表的高級服務式住宅受到高預算人士的強烈需求,尤其是來自國內、歐洲(不包括英國)、新加坡和印度的金融業人士。然而,來自美國和英國的高預算外籍人士的需求在今年第三季有所減弱。
