《本地樓市》世邦魏理仕:本港商業房地產市場續面對經濟及加息壓力
世邦魏理仕香港區研究部主管陳錦平表示,在第三季度,香港商業房地產市場繼續應對全球經濟挑戰及進一步加息的壓力,但部分板塊呈現韌性。整體市場活動維持低位,但一些行業較前幾季有所改善。由於搬遷和整合需求的帶動,辦公室市場活動改善。與旅遊有關行業的需求持續好轉,令零售租賃氣氛維持正面。零售業復甦確保零售相關企業的物流需求回升,但加息進一步拖累投資市場。
第三季甲級寫字樓租賃量按季增加32%,繼續由搬遷及整合需求推動。淨吸納量16.67萬平方呎。大中環及港島東出租率顯著下降,但九龍東的出租率有所上升。租金按季下跌1.4%,較第二季度的0.5%跌幅有所加快,連續第18個季度錄得跌幅。
商鋪方面,核心區街鋪整體租賃量按季減少14.4%至36.8萬平方呎。在主要零售業中,餐廳和化妝品/藥品零售商相對較為活躍,佔租賃量的41%。核心區街鋪租金按季增加2.4%。
第三季度商業地產投資額按季上升29%至69億元,連續第二季投資額未能超越100億大關。雖然交易宗數與第二季持平,但數字僅為過去四個季度平均值的51%。世邦魏理仕指,若政府在《施政報告》中,放寬針對房地產需求的限制措施,整體投資市場氣氛或在年底有所改善。
