《本地樓市》土瓜灣明雋周末再售三伙 十大屋苑成交回升
過去周末正值中秋及國慶長假期,新盤錄得零星成交,而二手樓市觀望氣氛濃厚,惟在對上周末的低基數下,成交量有所回升。 佳明集團(01271.hk)旗下土瓜灣明雋於上周末累計售出三伙,實用面積由231至259平方呎,成交價由441.2萬至642.2萬元,間隔由開放式至一房單位。 另外,由路勁(01098.HK)及深圳控股(00604.HK)合作發展,位處屯門掃管笏的凱和山,其示範單位在長假期間暫錄逾800人參觀。 二手方面,中原地產十大屋苑過去周末錄得6宗成交,按周增加5宗或5倍。其中太古城及及海怡半島各錄兩宗成交,黃埔花園及嘉湖山莊各錄一宗成交,其餘6個屋苑零成交,而中秋節及國慶三天假期成交仍維持6宗。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,十大屋苑成交量錄得顯著升幅,主要因對上一周的比較基數低所致,現時樓市成交量仍處於極低水平。近日市場有風聲指新一份施政報告或會為樓市減辣,買家入市信心略見回升,不過買家普遍繼續觀望新政策出台才作入市決定,現階段觀望氣氛仍濃厚,只有減價筍盤才能吸引買家大膽作出入市決定。 據美聯物業分行統計,在剛過去的中秋國慶三天的長周末10大屋苑合共錄得約6宗買賣成交,若按周六及日計同樣錄得6宗,按周回升約200%。至於按15大屋苑計算,三天共錄得7宗買賣成交,而周末兩天計同樣錄得約7宗,按周升約133%。 美聯物業住宅部行政總裁(港澳)布少明表示,不少港人藉中秋國慶假期外遊,加上新一份《施政報告》將於本月出爐,市場普遍預期或將有樓市「減辣」措施出台,樓市觀望氣氛濃厚,部分準買家靜待房策明朗化,才再作入市決定,令本周末二手交投持續低位靠穩,但值得注意的是,在憧憬樓市「減辣」下,近期不乏買家蠢蠢欲動「搶閘」入市,市場亦錄得不少大額成交。 利嘉閣數據,國慶節3天假期(9月30日至10月2日)十大指標屋苑共錄得4宗買賣。
