《大行報告》中金:內地上周新房銷售面積按周升三成 料仍有調整限購、降首付或引導利率下行等政策空間
中金發表研究報告指,內地上周新房銷售面積按周增約三成,二手房按年增幅擴大。上周需求支持政策持續密集落地,除多城官宣執行「認房不認貸」、下調商貸首付比例外,廣州、長沙等六個城市放寬限購。該行認為,政策或仍將進一步調整空間,包括調整限購、降低首付、引導利率下行等方式,或提高房屋市場流動性、或降低房屋支付壓力,以延續銷售改善趨勢。
該行預計高能級以上城市樓市景氣度可望築底回升、基本面復甦存在正向預期差。該行繼續看好地產股未來3至6個月的表現,考慮到內房前期調整更深、目前估值更具性價比,認為其後續或會有更足夠彈性。該行推薦基本面均好且兼具估值優勢的公司,港股首推龍湖(00960.HK)、綠城中國(03900.HK)、中海物業(02669.HK)、華潤置地(01109.HK)、建發國際(01908.HK)、越秀地產(00123.HK)。
報告指,至於物管股則推薦萬物雲(02602.HK)、保利物業(06049.HK)、中海物業、綠城服務(02869.HK)等。該行繼續看好代建板塊中,綠城管理(09979.HK)未來1至2年的業績增長,認為其估值已具備一定吸引力。
