《內地樓市》廣州在樓市新政後首次賣地 兩幅地皮共以138.7億元人幣成交
廣州在「認房不認貸」政策落地後首次賣地,兩幅地皮以約138.7億元人民幣(下同)成交。
《中國房地產報》報道,發展商反應踴躍,其中海珠區上涌果樹公園北側地皮,建築面積約36.4萬平方米,起拍總價111.22億元,有16組競買人參與線上競價,85輪的競逐後,觸及127.9億元的封頂價,扣除政府性統籌用房及回遷安置用房後,樓面地價每平方米5.2萬元,是海珠區史上總價最高的地皮,在全廣州總價排名首五位之內。最後有14組競買人參與現場搖號,包括保利發展(600048.SH)、招商蛇口(001979.SZ)、中鐵建(01186.HK)、廣州地鐵等,最終由中國海外(00688.HK)中標。
另一幅地皮位於番禺區大石街新光快速路西側,總建築面積約4.7萬平方米,起拍總價9.4億元,12組競買人將總價推高至10.8億元的上限,最終8組競買人參與現場搖號,中標者為山西金振德房地產開發公司。
