富瑞發表報告指,本地地產股上半年業績普遍沒有驚喜,市場對疫後復甦的憧憬已經結束,而利率造成的逆風亦大於預期,該行下半年偏好盈利能見度較高、具防守價值的股份,例如恆地(00012.HK)及希慎(00014.HK),認為住宅樓市受壓,但明年見到希望,零售復甦可能加快。 該行估計香港第一季住宅價格的升幅,在下半年可能蒸發,但仍然期望明年有中至高單位數的復甦,匯豐將新造H按鎖息上限上調0.5厘,將會令買家購買力削弱約5%,但料本港樓市需求仍然強勁,租金上升反映住屋需求穩定,相信在基本因素支持下,樓價明年復甦。 該行將長實集團(01113.HK)目標價由46元下調至44元,雖然公司承諾穩定派息,但短期未見盈利催化劑,維持其「持有」評級。富瑞指新世界發展(00017.HK)雖然高股息率,但負債偏高,因此對該股審慎,目標價由19元下調至15元,維持「持有」評級。
