《大行報告》瑞銀:內地一線樓市銷售反彈 惟可能屬短期
人民銀行及國家金融監督管理總局上月底出臺全國房貸寬鬆政策,瑞銀髮表研報指,與內地主要房地產開發商及中介溝通後,發現政策放鬆後市場初步反應向好,其中一線城市銷售出現強勁反彈,有部分樓盤到訪人流按月增長30%至50%,而銷售轉化率亦有所提高。
政策出臺後一線城市的二手市場掛牌量增長約4%至5%,代理數據指出本月首個週末內地二手交投翻倍,而平日成交亦增長逾50%,但平均交易量仍低於2023年2月水平,大多數二線及更低線城市依然低迷。
瑞銀認爲一線城市房地產銷售的反彈可能只屬短期影響,可能維持4至5個星期,只有助釋放改善型用家需求,但並不能解決疲弱的樓價走勢和收入預期。
