《大行報告》富瑞降新地(00016.HK)評級至「持有」 削目標價至80元
富瑞發表報告,指新地(00016.HK)2023下半財年基礎溢利達144億元,按年增長4%,但較市場及該行預測低出介乎20%至26%,主要由於物業發展收入遜預期。已售出但未入賬款項顯示未來將出現相對溫和的復甦。至於公司擬2024財年起恢復40%至50%的派息率,意味著明年股息將有所削減。
該行預期,新地2024財年每股派息將下跌16%至4.2元,並料對股價帶來負面反應,將新地評級由「買入」下調至「持有」,目標價由115元大削至80元。而本港發展商中,該行更為偏好恆地(00012.HK)。
