九龍啟德第2A區2號地盤及3號地盤的新九龍內地段第6590號用地將於今午截標。據現場所見,截至早上約11點半,暫時有5間發展商參與投標,當中長實(01113.HK)及信置(00083.HK)有份入標。會德豐、南豐、恆地(00012.HK)獨資入標。
會德豐地產物業發展高級經理何偉錦表示,地皮位於市區,開價已考慮到項目的建設限制,公司會「計自己數」。
綜合市場資訊,該地皮估值介乎約40億至59億元,每呎樓面地價由4,000至6,000元。
資料顯示,地皮的地盤面積約14.53萬平方呎,指定作非工業(不包括倉庫、酒店及加油站)用途。最高可建樓面面約99.23萬平方呎。
