《周末樓市》傳銀行擬上調H按封頂利率 過去周末十大屋苑二手成交創新高
市傳有大型銀行將於本月中起上調一手及二手物業的香港銀行同業拆息按揭(H按)封頂利率,加快買家入市意欲。中原地產數據顯示,十大屋苑過去周末錄得13宗成交,按周急升3.3倍,重返雙位數交投量,創出19周新高,零成交屋苑數量減至2個。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,連續兩周臨近周末均受惡劣天氣影響,樓市交投活動受挫,市場累積一定購買力於過去周末爆發,加上二手業主陸續面對現實,擴大議幅求售,樓價有尋底跡象,預料二手交投逐步回升。
美聯物業統計數據亦顯示,過去周末十大藍籌屋苑買賣成交錄14宗,按周大幅反彈逾3.6倍,重返雙位數水平並創19週新高。若以15大屋苑計算,周末兩天錄得15宗成交,按週升4倍。
美聯物業住宅部行政總裁(港澳)布少明表示,市場存在一定不明朗因素,但由於本周末未有全新大盤登場,加上二手樓價持續調整,部份新盤向隅客回流及購買力釋出,預料9月陸續有多個新盤部署推售,市場仍然會以一手主導。
新盤市場方面,由恆地(00012.HK)發展的粉嶺「ONE INNOVALE」於上周六(9日)錄得最少5宗成交,涉資逾2,160萬元。另外於周日(10日)推售28伙的同系紅磡「BAKER CIRCLE GREENWICH」則暫沽出7伙,成交價介乎396.61萬元至809.82萬元,套現近3,570萬元。
