油塘灣商住項目涉補價245億 發展商拒接納提上訴
由恆地(00012.HK)、新地(00016.HK)、新世界(00017.HK)、恆隆(00101.HK)、中國建築(03311.HK)及會德豐地產合作發展的油塘灣商住項目,市場消息透露,政府早前第三度批出項目的補地價金額,平均每平方呎樓面補價約6,000元,按項目可建樓面面積約408.8萬平方呎計算,涉及金額約245億元,但因金額過高,發展商拒絕接納並提出上訴。
據了解,發展商拒絕接納其中一個原因,是項目發展年期長,導致利息成本較高,未計購入地皮的成本,僅補地價、建築費及利息支出,平均每平方呎成本約達1.5萬元。另外,發展商需要在39萬呎的前濱及海床範圍,興建海堤及登岸梯級,亦令到發展成本增加。
該項目屬市區罕見的大型物業發展項目,預計可提供約6,236個私人住宅單位。
