格隆匯8月30日丨華潤置地(01109.HK)發佈公吿,2023年上半年綜合營業額達到人民幣729.7億元。其中,開發銷售型業務營業額為人民幣546.2億元;經營性不動產業務營業額為人民幣107.2億元,同比增長41.0%,輕資產管理業務營業額為人民幣50.1億元,同比增長37.6%,生態圈要素型業務營業額為人民幣26.2億元,同比增長14.5%。經常性業務收入合計為人民幣183.5億元,同比增長35.6%,佔總營業額25.1%。

2023年上半年綜合毛利率為25.7%。其中,開發銷售型業務毛利率為17.0%;經營性不動產業務毛利率為71.3%,同比提升5.8個百分點,經營性不動產業務(不含酒店)毛利率為77.1%,同比提升5.7個百分點。2023年上半年,股東應占溢利為人民幣137.4億元,同比增長29.6%;扣除投資物業評估增值後的核心股東應占溢利(下稱“核心淨利潤”)為人民幣112.7億元,同比增長10.9%,其中開發銷售型業務、經營性不動產業務、輕資產管理業務及生態圈要素型業務核心淨利潤貢獻佔比分別為57.2%,35.5%,4.6%,2.7%,經常性業務核心淨利潤貢獻佔比合計42.8%。每股股東應占溢利為人民幣1.93元,每股核心淨利潤為人民幣1.58元。董事會決議宣派2023年中期股息每股人民幣0.198元(摺合每股港幣0.216元)。

截至2023年6月30日,淨有息負債率較2022年底下降10.3個百分點至28.5%,加權平均債務融資成本較2022年底下降19個基點至3.56%,創近十年新低。2023年上半年,集團實現物業簽約銷售額人民幣1702.4億元,同比增長40.6%,實現簽約面積701萬平方米,同比增長19.4%。截至2023年6月30日,集團已銷售尚未結算的簽約額為人民幣3304.2億元,有待陸續於2023年及往後年度結算。其中,根據施工及交付計劃,預計人民幣1423.5億元將於2023年下半年結算。2023年上半年,集團新增土儲計容建築面積797萬平方米。截至2023年6月30日,集團的總土地儲備約6548萬平方米。
