華潤置地(01109.HK)：上半年股東應占溢利增長29.6%至137.4億元 中期息0.216港元
格隆匯8月30日丨華潤置地(01109.HK)發佈公吿，2023年上半年綜合營業額達到人民幣729.7億元。其中，開發銷售型業務營業額為人民幣546.2億元；經營性不動產業務營業額為人民幣107.2億元，同比增長41.0%，輕資產管理業務營業額為人民幣50.1億元，同比增長37.6%，生態圈要素型業務營業額為人民幣26.2億元，同比增長14.5%。經常性業務收入合計為人民幣183.5億元，同比增長35.6%，佔總營業額25.1%。
2023年上半年綜合毛利率為25.7%。其中，開發銷售型業務毛利率為17.0%；經營性不動產業務毛利率為71.3%，同比提升5.8個百分點，經營性不動產業務(不含酒店)毛利率為77.1%，同比提升5.7個百分點。2023年上半年，股東應占溢利為人民幣137.4億元，同比增長29.6%；扣除投資物業評估增值後的核心股東應占溢利(下稱“核心淨利潤”)為人民幣112.7億元，同比增長10.9%，其中開發銷售型業務、經營性不動產業務、輕資產管理業務及生態圈要素型業務核心淨利潤貢獻佔比分別為57.2%，35.5%，4.6%，2.7%，經常性業務核心淨利潤貢獻佔比合計42.8%。每股股東應占溢利為人民幣1.93元，每股核心淨利潤為人民幣1.58元。董事會決議宣派2023年中期股息每股人民幣0.198元(摺合每股港幣0.216元)。
截至2023年6月30日，淨有息負債率較2022年底下降10.3個百分點至28.5%，加權平均債務融資成本較2022年底下降19個基點至3.56%，創近十年新低。2023年上半年，集團實現物業簽約銷售額人民幣1702.4億元，同比增長40.6%，實現簽約面積701萬平方米，同比增長19.4%。截至2023年6月30日，集團已銷售尚未結算的簽約額為人民幣3304.2億元，有待陸續於2023年及往後年度結算。其中，根據施工及交付計劃，預計人民幣1423.5億元將於2023年下半年結算。2023年上半年，集團新增土儲計容建築面積797萬平方米。截至2023年6月30日，集團的總土地儲備約6548萬平方米。
