格隆匯8月28日丨朗詩綠色管理(00106.HK)發佈公吿,2023上半年,集團的營業收入主要來自於開發代建服務收入約為人民幣2.13億元(2022年上半年:約為人民幣2.83億元)、物業銷售收入約為人民幣37.5億元(2022年上半年:約為人民幣54.7億元)、以及租金收入約為人民幣0.02億元(2022年上半年:約為人民幣0.02億元),合計共約為人民幣39.6億元(2022年上半年:約為人民幣57.5億元)。集團毛利約為人民幣7.3億元(2022年上半年:約為人民幣11.7億元),毛利率約為18.4%(2022年上半年:約為20.4%)。本期間虧損歸屬於公司股東約為人民幣3536.7萬元,上年同期期間虧損歸屬於公司股東約為人民幣5.07億元,基本每股虧損人民幣0.008元。
2023上半年,朗詩出品簽約銷售額約為人民幣111.6億元,對應的簽約建築面積約為56.3萬平方米。2023上半年,新增開發代建服務合同額約為人民幣2.6億元。2023上半年,新增可售貨值約為人民幣245.9億元,截至2023年6月30日,朗詩出品剩餘可售貨值約為人民幣1434.6億元。截至2023年6月30日,集團一年內到期的短期負債比例約為13.8%。
截至2023年6月30日,集團擁有儲備項目總可售面積為744.05萬平方米及預計可售貨值約為人民幣1434.6億元,權益項目可售面積為221.9萬平方米及預計可售貨值約為人民幣436.1億元。集團應占權益部分可售面積為197.57萬平方米及預計可售貨值約為人民幣358.7億元。集團的開發代建服務項目共73個,可售面積522.15萬平方米,預計可售貨值約為人民幣998.5億元。集團持有出租型物業總建築面積為8.05萬平方米,應占權益部分建築面積為4.68萬平方米。
