萬物雲發佈2023年中期業績:蝶城戰略兑現,盈利顯著提升
8月24日,萬物雲(2602.HK)發佈2023年中期業績公吿。報吿期內,萬物雲實現營業收入160.2億元,同比增長12.5%。分業務板塊看,社區空間居住消費服務收入90.4億元,同比增長13.0%;商企和城市空間綜合服務收入56.7億元,同比增長11.3%;AIoT及BPaaS解決方案服務收入13.2億元,同比增長13.9%。
其中,社區空間居住消費服務板塊毛利同比增長顯著達32.7%,並帶來公司盈利顯著提升。上半年,公司整體實現EBITDA18.6億元,同比增長20.4%,淨利潤10.5億元,同比增長15.7%。現金及現金等價物充沛達123.4億元。據披露,公司擬按上半年EBITDA的20%做中期分紅,約佔公司上半年歸母淨利潤的37.2%。中期分配為0.315元/股,較去年全年分紅0.241元/股提升30.7%。
報吿期內,住宅物業服務毛利改善,同比增長34.3%,該項業務整體毛利率增長2.1個百分點;居住相關資產服務業務增長強勁,收入6.9億元,同比增長30.2%,毛利1.9億元,同比增長53.4%,市佔率不斷提升。公司蝶城戰略順利兑現。
萬物雲蝶城基於DFMS模型,通過選址造城、流程改造、生態疊加三步走實現。其中,在推動蝶城落地時,以數據(Data)篩選蝶城選址,通過對基礎設施(Facility)的投入,實現以智能物聯、數據驅動的方式去改變業務流程,並在選定的蝶城裏獲得更多市場機會(Marketing),最終形成3公里半徑的區域服務網絡(Service)。
在選址造城方面,蝶城底盤數量持續增長達到601個。上半年,憑藉高品質服務能力,萬科物業進一步強化“陽光物業、智慧社區、資產保值增值”的品牌形象,在3402條價值街道內,新簽約188個住宅項目。管理層判斷,隨着物業市場化制度的逐步完善,存量項目換籤物業公司將呈高速發展趨勢。因為存量市場機會湧現,公司得以繼續提升區域濃度。
在流程改造方面,改造進度超計劃。公司累計推進三批蝶城進行流程改造,共計150個蝶城,覆蓋超過1000個住宅項目。自蝶城戰略推進以來,公司對蝶城的流程改造環節共投入人民幣3億元,為已改造蝶城帶來基礎住宅物業毛利率提升超過4個百分點,在業績期內提效金額1億元。
在生態疊加方面,房屋煥新業務模型已在40個蝶城落地。公司以“研選家”品牌開展房屋煥新業務,以蝶城為業務開展基礎,形成獨特的“熟人經濟”模式。該項業務可根據小區消費能力、户型面積,結合不同人羣的特殊需求研發針對該項目及户型的一户一價,憑藉公開透明的價格、工期及服務細則,產品研發時的工程量、工藝、材料等快速後台拆單的精準匹配,提升消費者的滿意度。報吿期內,蝶城裏的房屋煥新簽約合同金額達1.6億元,同比增長65.5%,滿意度超過98%。
