龍湖集團(00960.HK)中期剔除公平值變動等影響後核心溢利增0.6%至65.9億元 已售出但未結算合同銷售額達2465億元
格隆匯8月18日丨龍湖集團(00960.HK)公佈截至2023年6月30日止6個月業績,公司營業額為人民幣620.4億元,股東應占溢利為人民幣80.6億元,剔除公平值變動等影響後股東應占核心溢利同比增長0.6%至人民幣65.9億元。毛利額為人民幣139.0億元,毛利率為22.4%。核心税後利潤率為12.6%,核心權益後利潤率為10.6%。每股基本盈利為人民幣1.316元,董事會決議宣派中期股息每股人民幣0.32元。
淨負債率(負債淨額除以權益總額)為57.2%,在手現金為人民幣724.3億元。綜合借貸總額為人民幣2,070.9億元,平均借貸成本為年利率4.26%;平均貸款年限為7.19年。
2023年1至6月,集團合同銷售額為人民幣985.2億元,銷售總建築面積579.9萬平方米,銷售單價為人民幣16,987元╱平方米。長三角、西部、環渤海、華南及華中片區合同銷售額分別為人民幣290.6億元、人民幣259.9億元、人民幣224.1億元、人民幣121.1億元及人民幣89.5億元,分別佔集團合同銷售額的29.5%、26.4%、22.7%、12.3%及9.1%。
於2023年6月30日,集團已售出但未結算的合同銷售額為人民幣2,465億元,面積約為1,570萬平方米,為集團未來核心溢利持續穩定增長奠定堅實基礎。
於2023年6月30日,集團的土地儲備合計5,489萬平方米,權益面積為3,816萬平方米。土地儲備的平均成本為每平方米人民幣5,027元,為當期簽約單價的29.6%。按地區分析,環渤海地區、西部地區、長三角地區、華中地區及華南地區的土地儲備分別佔土地儲備總面積的31.0%、25.0%、19.7%、14.0%及10.3%。
公司土儲充裕,重點佈局一二線核心城市,下半年將結合市場情況靈活調整推盤節奏。同時,集團不斷迭代升級產品,推出雲河頌、御湖境、青雲闕、硯熙台等全新產品系列,優化產品品質,精準匹配客户需求,力求在波動市場中把握機遇。項目投資維度,集團將繼續以銷定支,嚴守投資刻度,控制拿地成本、提高資金使用效率,精準投資。
面對未來,集團將關注資產結構的調整、質量和效率的提升,土儲結構持續優化、利潤結構更加穩健。龍湖將不再依靠負債規模驅動業務增長,而是憑藉各個航道產生正向經營性現金流來實現內生式驅動。堅守初心、穩健經營,集團將進入低槓桿、低成本、強運營、正現金流的發展模式。
