《內地樓市》福州及西安擬調整優化個人住房貸款政策
針對有媒體報道稱,福州、廈門、成都、瀋陽等多個城市擬於近日調整優化限購政策,降低二套房首付比例下限。據《上海證券報》引述有關人士透露,福州有關部門近期正在研究優化調整住房信貸政策。現時福州限購地區根據持有住房套數和存量房貸情況,執行30%、40%及50%三檔首付比例。此次調整擬對已有一套住房且房貸尚未償清、再次申請個人住房貸款的購房人,首付比例由目前的50%下調至40%,旨在支持改善性住房需求,降低改善性購房首付壓力。
報道又指,西安也正在研究調整個人住房貸款政策,擬降低轄內個人住房貸款首付比例和貸款利率政策下限。西安現行的首套房貸款政策與全國政策一致,但二套房貸款利率和首付比例政策下限均高於全國政策。
此次調整後,西安限購區域個人住房貸款首付比例和貸款利率政策下限將與全國政策下限保持一致,具體為:首套房首付比例不低於30%、利率不低於LPR-20BP,二套房首付比例不低於40%、利率不低於LPR+60BP。
