《大行報告》中金:個別內房財務風險事件或遏制居民購房情緒 關注重點城市需求支持政策落地
中金發表報告指,上周內地55個城市新房銷售面積按周跌10%;二手房屋銷售面積則按周升11%。中金表示,政治局會議積極表態後,儘管部分中低能級城市政策頻率和力度已有抬升,但龍頭城市需求支持政策暫未充分落地,同時個別房企財務風險事件可能對居民購房情緒有所壓制。
中金指,短期內重點城市需求支持政策,尤其是「認房認貸」方面,該落地仍是核心關注點,若後續推盤量迎來季節性回升,銷售表現或有望受到雙重提振。中金表示,在物管股板塊中,看好萬物雲(02602.HK)、中海物業(02669.HK)、保利物業(06049.HK)和華潤萬象生活(01209.HK)。
