《內地樓市》中指研究院:鄭州「認房不認貸」政策對整體市場提振效果較弱
鄭州市於月初發布房地產市場平穩健康發展通知,政策包括實施「認房不認貸」等,不過,從近一周表現看,鄭州的房地產市場沒有明顯好轉,二手房源的掛牌價仍在走低。數據顯示,過來一年間,鄭州的二手房掛牌量就增逾三萬套,總掛牌量超過十萬套。據《中新經緯》引述中指研究院相關負責人分析認為,此次新政出台後,對改善型住房需求或有進一步的促進作用,但對整體市場的提振效果較弱。
貝殼找房及諸葛找房數據顯示,鄭州市當前的二手房源掛牌量分別為11.18萬套及14.42萬套。而早前數據顯示,2022年6月底時貝殼找房上鄭州的二手房源約7.9萬套。儘管價格走弱,但中指研究院相關負責人表示,新政中取消限售帶有「購買改善性住房」的前置條件,同時去年鄭州已將限售由三年改為一年,此次帶條件取消限售的政策調整尺度並不大,由此而引發所謂「拋售」的可能性較低。
中指研究院相關負責人並指,鄭州近年受疫情、水災的多輪衝擊,城市經濟和房地產行業都受到較大影響,住宅成交量持續下滑,房價下降壓力較大。今年以來,住宅成交量按年回升,新房價格穩中微跌,企穩態勢初顯,尤其是改善項目保持良好的銷售表現。此次新政出台後,對於改善型住房需求或有進一步的促進作用,但對於整體市場的提振效果較弱,當前宏觀經濟環境和城市就業收入沒有明顯改善,市場短期壓力仍然較大。
