《本地樓市》中原料第三季一手登記回落至3,000宗 下調全年新盤預測宗數至1.3萬宗
中原地產研究部高級聯席董事楊明儀指出,近期樓市觀望氣氛濃厚,樓價開始向下調整,令原本銷售強勁的新盤市場亦出現放緩。估計第三季一手私人住宅買賣宗數將回落至約3,000宗,按季下跌約500宗。
今年第二季一手私人住宅買賣合約登記錄3,530宗,總值510.65億元,按季上升27.0%及53.0%。宗數是創2022年第三季4,142宗後的3個季度新高,而金額是創2021年第四季574.73億元後的6個季度新高。
上半年登記一手私人住宅買賣合約6,310宗,總值844.45億元,較去年下半年的5,436宗及511.38億元,分別上升16.1%及65.1%。宗數及金額同為2021年下半年後的3個半年度新高。中原指,雖然今年上半年一手登記數字擺脫低位反彈,但隨著近期市況轉慢,相信下半年一手新盤銷售將下跌。中原預測全年一手買賣約1.3萬宗,較上季估計的1.5萬宗,下調2,000宗,並預料全年一手宗數僅略高於去年的10,261宗,將為2013年9,753宗後的近10年次低水平。
中原指,上半年按發展商旗下新盤登記銷售金額計,新鴻基為162.69億元 (2,006宗)、信和為72.94億元 (283宗)、恆基為72.88億元 (1,019宗)、會德豐為53.85億元 (557宗)。
上半年以項目登記銷售金額計,Novo Land二期B有42.89億元,695宗;University Hill IIB有39.01億元,572宗;維港匯二期有33.33億元,151宗;University Hill IIA有26.26億元,365宗;Koko Hills IIIA - Koko Rosso有24.52億元,308宗。
