《本地樓市》中原:次季新盤貨尾增至1.9萬夥創近廿年高 息口高企壓抑銷情
中原地產研究部高級聯席董事楊明儀指出,2023年次季,一手私人住宅新盤貨尾量升至2003年後新高,有19,085個。貨尾比重亦再度升至15.1%高水平。顯示發展商積極推售新盤,銷情卻轉趨放緩,以致市場出現一手貨尾積壓。受到息口持續高企及樓市調整影響,近期新盤銷情欠佳。如果情況沒有改善,預期今年第三季貨尾量可能升到二萬個的危險水平。相信政府須推出更有利措施,以助樓市健康發展。
中原指,今年次季選取330個新盤統計,單位總數126,076個,登記售出106,779個。貨尾19,085個,數字按季增加1,284個,是2003年第四季2.2萬個後的近20年高位。貨尾比重爲15.1%,按季上升0.6個百分點,連續三個季度高企約一成半水平附近。
按區域統計,2023年次季貨尾量按季增幅最大是九龍區,增加838個,有8,326個。貨尾量增加,集中於兩區,黃大仙按季增加442個,何文田增加421個。至於新界區貨尾增加564個,有8,481個,主要因爲屯門增加668個。港島區減少118個,有2,278個。
2023年次季貨尾量較多的地區:黃大仙3,210個,觀塘1,779個,將軍澳1,555個,屯門1,542個,大埔1,495個,元朗1,442個。
按發展商計,今年次季新地(00016.HK)旗下新盤貨尾量按季增加1,024個,現有3,567個。會德豐增加213個,有1,468個。恆地(00012.HK)增加156個,有2,609個。
