利時集團控股(00526.HK):寧波新江廈兩幅土地被收回 總補償約1.74億元

格隆匯7月24日丨利時集團控股(00526.HK)公佈,於2023年7月,公司間接全資附屬公司寧波新江廈連鎖超市有限公司("寧波新江廈")收到寧波市鄞州區邱隘鎮拆遷辦公室的通知("政府通知")。根據政府通知,寧波新江廈獲吿知,其位於邱隘鎮的物業,分別為(a)位寧波市鄞州區邱隘鎮盛莫路,土地面積約3,087.6平方米("土地1");及(b)位於寧波市鄞州區邱隘鎮中路166號-168號,土地面積約757.98平方米("土地2",連同土地1,統稱為"該等土地")的兩塊土地,將由中國寧波市鄞州區地方政府收回("收回土地事項")。

於2023年7月24日,寧波新江廈與寧波市鄞州區房屋拆遷服務中心("拆遷中心")(其為寧波市鄞州區邱隘鎮拆遷辦公室("拆遷辦公室")的一個部門)已訂立收回土地協議,內容有關收回土地1的土地使用權以及位於該處的所有建築物、構築物及附屬物("土地1收回協議")。補償加上土地1獎勵以及額外款項,總計人民幣4494.09萬元。

同日,寧波新江廈與拆遷辦公室訂立另一份土地收回協議,內容有關收回土地2的土地使用權以及位該處的所有建築物、構築物及附屬物("土地2收回協議",連同土地1收回協議",統稱為"收回土地事項協議")。根據該等收回土地事項協議,寧波新江廈會將該等土地的土地使用權交回地方政府。補償加上土地2獎勵,總計人民幣1.29億元。

考慮到總補償約人民幣1.74億元,預期集團將會因收回土地事項而錄得估計除税前收益淨額約人民幣1.31億元。有關估計收益淨額並無計及就收回土地事項及搬遷發生之任何成本及開支,以及將會或可能會收取之任何中國企業所得税及其他相關税項開支。
