《本地樓市》海茵莊園7月售37伙套現逾1.9億 十大屋苑成交續單位數水平
於過去周末(7月22日及23日),本港發展商未有推出新盤,一手樓錄得零星成交;二手成交增加,惟仍處於單位數水平。 會德豐地產位於藍田住宅項目「KOKO MARE」於過去周日錄得一宗成交,為實用面積489平方呎的兩房單位,售價為940.5萬元,呎價19,233元。而九龍建業(00034.HK)旗下「海茵莊園」錄得兩宗成交,呎價由16,965至18,277元,項目於7月共售出37伙,套現逾1.9億。 另外,由嘉里建設(00683.HK)、信置(00083.HK)、太古地產(01972.HK)及港鐵(00066.HK)合作發展的港島南岸第4A期「LA MONTAGNE海盈山」更新兩張價單,發展商介紹之財務機構或指定的其它公司提供之「120天備用一按貸款付款計劃」的第一按揭貸款成數提高。 二手樓方面,中原地產十大屋苑上周末錄得7宗成交,按周增加3宗或75%,但亦已連續12個周末錄得單位數成交,零成交屋苑減至4個。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,美國即將公布議息結果,市場觀望氣氛濃厚,入市態度審慎,過去周末一手方面暫未有大型新盤推售,以貨尾為主,市場以用家主導,部份轉至二手市場尋覓筍盤,若業主提供較大減幅,單位亦有承接。 據美聯物業分行統計,過去周末十大屋苑錄得7宗買賣成交,按周增4成,連續12個周末錄得單位數水平。至於以15大屋苑計算,上周末兩天則合共錄得8宗成交,按周增加約14.3%。 美聯物業住宅部行政總裁(港澳)布少明表示,美國聯儲局本月加息幾乎已是市場主流共識,令港銀跟加按息機會甚大,加上多個新盤連環推售,且紛紛以貼市價開賣,令購買力持續流向一手市場,凍結各區二手購買力。另一邊廂,雖然二手市場觀望氣氛濃烈,但早前寬按對樓市的刺激作用慢慢浮現,故令二手交投穩中向好,但短期內二手樓價及交投仍難有明顯突破,短期續於低位整固。布少明預期,相信待息口走勢「撥開迷霧」後,樓市才有更明確方向,屆時無論一、二手交投價量均有望重新向上。 綜合利嘉閣地產分行網絡數據,過去周末十大屋苑錄7宗二手成交,按周增加2宗或40%。
