《大行報告》摩通料內房板塊跑輸大市 受累銷售及樓價弱、房企潛在違約風險拖累
摩根大通發表研究報告表示,內房板塊在全國的寬鬆政策或政府態度發生重大轉變之前,可能仍會因受累於銷售低迷、樓價疲弱及部分房企有違約風險而跑輸大市。
該行指中國對「保交樓」的進展情況尚無官方數據,但央行已通過抵押補充貸款(PSL)部署約4,000億元人民幣救援資金。調查亦顯示,約34%未完成項目已交付,另外,今年上半年竣工量按年增長19%,跑贏大多數其他房地產指標。
該行認爲,短期內「保交樓」仍會是內地房地產行業的核心政策目標,因此陷入困境的開發商將有更多資產處置給資產管理公司,內地政府亦可能會向非陷入困境的私人開發商提供選擇性融資支持,以協助收回建設資金。
