《大行報告》花旗料本港今輪樓價下行最少持續至年底 下半年看跌6%
花旗發表報告指,即使樓市政策放寬,但本港住宅銷售仍呆滯。該行稱上周六(15日)兩個新盤洪水橋「匯都」及黃竹坑站「海盈山」開售反應平平;該行相信高利率環境持續壓抑住宅市場,買家採觀望立場,直至本月下旬美聯儲議息會議。
報告引述美聯物業月初數據指,本月3至7日,35大屋苑二手成交連跌三周,按周再跌17.5%至33宗,相較歷史均值66宗而言屬極低水平。該行認為,倘每周二手成交維持低位,則意味樓價下行時期開始。由於樓市整體需求較該行原先已悲觀的預期更差,該行料今輪樓價調整最少維持至今年底,估計今年下半年樓價跌6%。倘美國未來減息快過預期則有望提振樓市需要,但這不是該行對美聯儲明年的預測。
