世邦魏理仕最新發表《2023年上半年香港商業房地產市場觀點》指 ,全球經濟增長前景正面臨強勁阻力、當中包括環球銀行業動盪餘波、各國的經濟放緩及持續加息。 世邦魏理仕香港區研究部主管陳錦平表示,香港商業房地產市場整體呈現出多種趨勢。寫字樓租賃勢頭較一年前略有放緩;零售市場穩健逐步復甦;由於外圍需求疲軟,工業租貨氣氛減弱。投資市場主要受高利率帶來的負回報影響而低迷。 世邦魏理仕香港顧問及交易服務-辦公樓部執行董事兼主管馮慧詩指,全球經濟不確定性及較高融資成本導致寫字樓租賃勢頭較2022年上半年略有放緩。部份寫字樓租戶正評估長期租貨策略,並追求優質寫字樓。在今年剩下的時間 ,租貨量或會攀升。隨著新的寫字樓落成並進入市場,寫字樓市場面臨多方面壓力,預計空置率將進一步上升,租金將輕微下跌。
